Once a sprinkler system is installed, maintenance begins. NFPA 25 (Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems) prescribes exactly which check happens at which frequency. The operator's question is always the same: "What do I check this month?" This post summarizes weekly through 5-year ITM tasks in field language.
Weekly Checks
- Dry pipe / preaction pressure gauge: Air pressure in range?
- Control valve lock indicator: Tamper switch signal healthy?
Monthly Checks
- Wet pipe system pressure gauge
- Control valve open / locked position
- Jockey pump test: Cycles on pressure drop?
- Weekly fire pump run test (diesel ≥ 30 min, electric 10 min)
Quarterly Checks
- Alarm devices (flow switch, pressure switch)
- FDC (Fire Department Connection): Caps in place, threads clean, check valve leak-free.
- Hydrant visual inspection and lubrication
Annual Checks
- Main drain test: Open main drain, measure pressure; drop over 10 psi is abnormal.
- Dry valve partial trip test
- Antifreeze concentration test (refractometer)
- Fire pump annual flow test: Performance curve at 100% and 150% capacity.
- Visual sprinkler head inspection: Corrosion, paint, load-bearing, obstruction.
- Hanger and seismic bracing check
Three-Year Checks
- Dry valve full trip test (system floods completely)
Five-Year Checks
- Sprinkler lab test: Sprinklers 50+ years old sampled to test lab (75 years for newer systems, 20 for quick-response).
- Internal pipe inspection: MIC (Microbiologically Influenced Corrosion) check.
- Gauge calibration / replacement
- Tank internal inspection (coating and oxidation)
Common Gaps in Turkey
- Weekly round only on paper: Nobody walks the site; checklist is just a signature.
- Fire pump run skipped: Diesel battery dies from lack of 30-min runs; real fire, pump doesn't start.
- Internal pipe inspection never performed: Even on 15+ year-old systems.
- No log book: Without records, insurer or AHJ can't spot anomalies.
Conclusion
ITM is the heart of the sprinkler system. If you want your system to run 20 years, every frequency from weekly to 5-year needs disciplined execution. NFPA 25 Table 5.1 fits on one page — it should be on every facility manager's wall.
