Anything beneath a sprinkler head disturbs its discharge pattern — beams, HVAC ducts, light fittings, mezzanines, rack supports. With ESFR a single obstruction can stop fire suppression outright; CMSA is more forgiving. When do you add a sprinkler, and when do you move the obstruction?
At a paper warehouse a listed ESFR system was installed, and during construction a mezzanine platform was added for offices. The insurer's audit found no ESFR coverage beneath the mezzanine, and additional sprinklers were required for every 12 m² of platform — 35 heads plus a new valve set. A structural addition made after design breaks the fire system: the obstruction rules apply to every change, not just to the original project.
Types of obstruction
- Structural: beams, columns, mezzanine platforms, intermediate floors
- HVAC: ductwork, indoor units, fans
- Electrical: light fittings, floodlights, cable trays
- Sprinkler system: other branch pipes and hangers
- Racking: rack support profiles, suspended platforms, robot rails
- Operational: pallet stacks, cranes, conveyors
Basic ESFR obstruction rule

Sprinklers under beams
The permitted horizontal distance from a beam scales with the beam depth — roughly four times the beam depth. In practice:
- 200 mm beam: up to about 800 mm
- 300 mm beam: up to about 1200 mm
- 500 mm beam: up to about 2000 mm
- 800 mm beam: up to about 3200 mm, at which point a head on the other side is usually needed
Managing HVAC ductwork
- Duct width ≤ 300 mm: keep the sprinkler 300 mm clear horizontally
- Duct 300–1200 mm: either offset to the side or add a head beneath
- Duct ≥ 1200 mm: a sprinkler under the duct is mandatory
- A fire damper in the duct closes during a fire, but that does not substitute for sprinkler coverage
- Duct hangers must not sit under a sprinkler head
Light fittings
- Recommended horizontal clearance at least 600 mm
- Flat LED panels (≤ 25 mm deep): not a problem
- High-bay fittings (≥ 300 mm deep): treat as an obstruction
- Reflectors ≥ 600 mm wide: add a head beneath or relocate
- Glass shatters in a fire, so lighting supports must not disturb the spray
Field error — ductwork added after handover
A logistics warehouse had an approved ESFR system. A year later a 600 mm wide HVAC duct was hung from the ceiling to serve a new office area, passing directly beneath five ESFR heads. The annual insurer audit logged it as an obstruction violation and the duct had to be relocated — a structural change during which insurance cover was narrowed for three months. Structural changes need to be coordinated with the insurer beforehand.
Where CMSA is more forgiving
- The under-beam rule is essentially the same as for ESFR
- Obstruction tolerance is roughly 1.5 times that of ESFR
- HVAC ducts up to about 900 mm are generally not an issue
- Large-droplet dispersion is more tolerant of interference
- Always confirm against the manufacturer's table
Rack supports and in-rack coordination
- A rack support may not sit directly beneath a sprinkler
- In-rack heads protect inside the rack; ceiling ESFR/CMSA protects above it
- Mezzanine platforms: add sprinklers beneath, or in-rack coverage
- Ceiling-suspended robot rails count as obstructions in the calculation
- Conveyor systems require sprinklers beneath them
What the insurer's audit looks at
Obstruction is the first thing checked in an annual FM Global or VdS audit — often with a drone camera under the ceiling and laser distance measurement. Anything newly added below the ceiling appears in the obstruction report, and a violation typically carries a 30-day correction window. In a large warehouse the annual audit runs four to six hours, and every recent addition under the ceiling is listed.
Turkish regulation and local practice
BYKHY has no specific obstruction provision; it refers to EN 12845 and NFPA 13. Retrofitting a mezzanine into a mixed office-and-warehouse building is very common in Turkey, and the sprinkler system is rarely modified to suit — which becomes an open finding at the next insurer audit. In new buildings, a BIM model allows obstruction clashes to be caught before installation.

Frequently Asked Questions
How wide can an obstruction be before it matters for ESFR?
Up to about 100 mm it can generally be ignored. Between 100 and 300 mm the head must sit at least 600 mm above it; from 300 to 600 mm at least 900 mm, plus a sprinkler beneath. Anything 600 mm or wider effectively always needs a head under it.
What clearance is needed around light fittings?
At least 600 mm horizontally is the working recommendation. Flat LED panels under 25 mm deep are not an issue; high-bay fittings 300 mm or deeper must be treated as obstructions.
Does a mezzanine added after handover need its own sprinklers?
