Home fires account for most building fire deaths. Yet in Turkey, residential sprinklers usually come up only in high-rise buildings and car parks. A residential project combines three worlds: the apartments, the common areas, and the car park and ground-floor retail. Each has its own classification, head type and standard.
Standards and hazard classification
The NFPA family has three levels for housing: NFPA 13 for all buildings, NFPA 13R for low-rise residential buildings and NFPA 13D for one- and two-family dwellings. Under NFPA 13 and 13R, dwelling units are Light Hazard and use listed residential sprinklers. On the European side, EN 12845 does not deal with dwellings in detail; there is a separate residential sprinkler standard (EN 16925) for apartments, while car parks and commercial areas are designed to EN 12845.

Why residential sprinklers are different
- Purpose: a conventional sprinkler controls the fire to protect property; a residential sprinkler aims to keep the room of origin tenable for escape. That is why fast response and a pattern that wets the upper walls matter.
- Hydraulics: design uses the minimum flow and pressure from the listing; under NFPA 13, the most demanding four heads in a dwelling unit are typically calculated together. Do not mix this up with the density method.
- No mixing: mixing heads of different response types in the same compartment is generally not accepted.

System selection
- Wet pipe is standard for apartments and common areas, with a monitored zone valve and flow switch per floor or group of units.

- Balconies: consider balcony protection for enclosed balconies and buildings with combustible cladding, given the risk of external fire spread.
Water supply and pumps
- The governing scenario is usually the car park or ground-floor retail; apartments rarely govern. However, the most remote unit on the top floor can be critical for static pressure.
- On lower floors, pressure reduction is needed to stay within head and valve pressure limits.
- Tank volume: fire water tank sizing; separate the fire reserve so domestic use cannot consume it.

Detection, alarm and smoke control

Even below the regulatory threshold, sprinklers are a strong life safety measure, especially in residences with elderly or disabled occupants.
Commissioning and handover
- Floor-by-floor flow test: verify the flow switch and alarm signal from the test and drain assembly at each floor zone valve.
- PRV settings: measure and record lower-floor pressures under static and flowing conditions.
- Handover to building management: valve schematic, spare head cabinet, maintenance contract and periodic test calendar.
- Resident information: give owners a short note explaining why sprinkler heads must not be touched.
Common site mistakes
- Heads trapped above a new ceiling after a refurbishment. The new ceiling goes in below the old one and the head stays above.
- Painted heads and cover plates. Occupants do not mask them when decorating.
- Cabinets and boxing added in kitchens and bathrooms that obstruct the spray.
- Overfilled basement storage lockers. The design assumption is exceeded.
- Pressure limit exceeded on lower floors. Pressure-reducing valves missing or wrongly set.
- Floor zone valves left closed. Not reopened after maintenance, with the supervisory signal ignored.
- Heads of different response types mixed in one apartment. Whatever head is at hand gets fitted as a replacement.
